Smith’s Marina

Bay Engineering, Inc. performed professional services for the development of a 5,000 sq.ft. marina store and office on a 2.98 acre tract located at 529 Ridgley Road, Crownsville, Maryland. Site design for the proposed building and parking areas, providing engineering services including grading, parking analysis and layout, stormwater management analysis and design, private utility layout, and sediment and erosion control design. The site has private well and septic and coordination with the Anne Arundel County Department of Health was required along with requiring private septic and utility easements. The site is also located within the Chesapeake Bay Critical Area and all additional critical area criteria were followed in the design of this site. The site required a request for a variance to the Anne Arundel County code as well as a rezoning request and a request for non-conforming use. The property was rezoned from the existing R2 to MA2. A variance was grated to allow disturbance to steep slopes and the shore line buffer, and a reduction to road setbacks. The non-conforming use of a marina store and office was also granted for the site. Additional services included inspection of the proposed stormwater management facility and coordination with county agencies.

Severn School

Bay Engineering, Inc. was the engineer of record for a tear down and rebuild of the TEEL building on the upper school campus. Bay Engineering, Inc. worked with Hord, Coplan, Macht to provide all surveying and engineering services to demolish a portion of the TEEL Academic Center, reconstruct a new 3-story addition and renovate the remaining existing structure. Bay Engineering, Inc. provided surveying services to map all existing features for the entire campus due to the location of the construction within the Chesapeake Bay Critical Areas, requiring tight impervious area and stormwater management limitations. Services included site planning, layout and design of site improvements to walks, interconnection to existing buildings and trails, stormwater management features including micro-bioretention areas and landscape/hardscape courtyard features. Bay Engineering, Inc. also provided planning, design and permitting services for a temporary classroom trailer campus for learning cottages during reconstruction of the TEEL Academic Center. Bay Engineering, Inc. provided all site permitting services for Anne Arundel County and Maryland Department of the Environment permits for both projects. During construction, Bay Engineering, Inc. provided construction services including survey stakeout, engineering inspections and asbuilts for Anne Arundel County security release.

Severna Park Elementary School

Bay Engineering performed professional services for the addition located on the northeastern corner of the Severna Park Elementary School.  The permanent addition was a one-story structure with an enclosed connection to the main school.  A limited property boundary survey was completed for the school property to tie down the property line along the western edge of the property, where parking lot access driveway improvements were needed to minimize the pinch point that occurred with the daily traffic flow.  The project was designed under the newer 2007 MDE SWM regulations providing the ESD to the MEP.

The James

Bay Engineering, Inc. performed professional services for a six-story proposed 237 residential apartment building. Responsibilities included site layout and design of onsite stormwater management facilities, step pool conveyance system and stream restoration. The site incorporates the use of nonstructural practices (sheet flow to conservation areas), alternative surfaces (permeable pavers), and microscale practices (micro-bioretention areas with enhanced filters) to meet stormwater management requirements for the development. This SPSC system is designed to convey runoff from the 100-year storm for the drainage area to its downstream end. The proposed stream improvements incorporate a SPSC system through the main stream channel, as well as boulder weirs to create plunge pools at two headwalls that discharge runoff from the west side of Admiral Cochrane Drive. The design is an extension of the downstream Wilelinor SPSC system, to alleviate any erosion problem throughout the length of improvements, and to slow down flows into Church Creek. A detailed watershed and stream study was conducted on the offsite receiving stream, including a detailed hydrogolical study and HEC-RAS analysis of both existing and post-development conditions.

Bay Engineering, Inc. performed professional services for phased building additions totaling approx. 15,000 square feet and 13.2 acres and expanding the existing parking by 48,000 square feet. The existing stormwater and storm drain systems are to be modified to meet the MDE 2000 standards. Designed entrance improvements and added addition exit lane to existing church. Provided hydrologic and hydraulic analysis of existing onsite storm drain system and designed onsite micro-bio-retention area for qualitative treatment of stormwater runoff from entrance improvements. Performed outfall analysis to determine impacts of entrance improvements on existing downstream storm drainage. Responsibilities included the design of entrance improvements / lane expansion and required stormwater facilities to manage said improvements.

Bay Engineering, Inc. performed professional services for a 154 unit assisted living facility. A single-family home was raised on this site and the property subdivided for an assisted living facility and two single family lots. Utilities including water, sewer and storm drain were extended to serve the 154 unit assisted living facility and the two other lots. Stormwater management is being treated utilizing a combination of micro bioretention areas and permeable pavement. Inspector for the stormwater management facilities during the construction phase of the project.

Spring Arbor Senior Living

Bay Engineering, Inc. performed professional services for an approximate 10-acre property zoned R-5. This site was developed as an assisted living facility, Spring Arbor. It consists of 80 units. This project required obtaining a Special Exception for its type of use in R-5 zoning. Water and sewer were extended within the site to serve the facility. Stormwater management is treated by a combination of permeable pavement and bioretention areas, as well as the retrofit of an existing pond for water quantity. These ESD practices were implemented to the MEP as required by the state and county.

Bay Engineering, Inc. performed professional services for design of civil/site plan for construction of a 30,000 square foot hospital facility in the Parole Town Center area. Prepared a detailed site plan, designed a grading plan, on-site storm drainage system, stormwater management systems, and sediment/erosion control measures. A detailed study was performed of the storm drainage characteristics of the proposed development, and a stormwater management system was designed to perform stormwater quality and quantity management for the site.
